A WhatsApp chatbot for real estate that books site visits
Your ad is running, the WhatsApp messages are coming in, and half of them say the same thing, "3 BHK Janakpuri, rate kya hai?", often late at night or on a Sunday when nobody in the office is free to reply. By the time someone answers the next morning, that buyer may already be talking to another broker.
PageJi sets up a WhatsApp AI property assistant that replies in that moment. It understands the buyer's message, Hinglish and spelling mistakes included, sends matching properties from your own inventory with price, size and photos, saves the enquiry, books a site visit into an available time slot and passes the buyer to your team when they want to talk to a person. We built this assistant for Abhishek Buildwell, a Delhi NCR real estate consultancy, and we still manage it for them, so everything below comes from a live assistant and the questions real buyers send it.
For the wider picture of AI in property sales, see our page on AI assistants for real estate; this page stays on one job, the WhatsApp chat between an enquiry and a site visit.

What Does PageJi's WhatsApp Chatbot for Real Estate Do?
It does the repetitive part of a property enquiry for you: it replies on your WhatsApp number at any hour, shows matching properties from your live inventory, records the buyer's requirement, books the site visit and hands the buyer to your team. Here is each part, what we set up and what it can mean for your business.
1. Instant replies on your WhatsApp number, in Hinglish too. The assistant answers the moment a buyer writes, whether it is 11 at night or a Sunday afternoon, and it reads messages the way Delhi NCR buyers really type them, with short forms, mixed Hindi and English and three spellings of the same locality. This usually means the buyer gets a real answer while they are still interested, instead of a "we will call you" that arrives the next day.
2. Property matching from your own inventory. The AI only reads the message and turns it into clear filters (buy or rent, BHK, locality, budget), and plain code then searches your property sheet, so the answers follow exactly what the sheet says is available. The buyer gets the two or three best matches, each with price, size, floor, key features, a photo and a listing or map link, and when nothing matches exactly, the closest options instead of silence. Buyers who see real options straight away tend to stay in the chat and ask the next question.
3. Every enquiry saved as a lead. Each conversation lands in a leads sheet with the buyer's name, number and requirement, so no lead depends on someone's phone or memory. If your team already works in a CRM, we can connect the assistant to it instead of, or as well as, a Google Sheet. Over a few weeks this also gives you a clear view of which localities, budgets and property types people are actually asking for.
4. Site visit booking in the chat. When the buyer is ready, the assistant offers the available time slots, the buyer picks one, and a confirmation is sent. Booking in the same chat, while the buyer is keen, gives you a better chance of turning an enquiry into a real visit.
5. Handover to your team at the right moment. When a buyer wants to negotiate, asks something the assistant should not answer or simply types "call me", their details and requirement go to your team, so the salesperson starts the call already knowing what the buyer wants. Your team spends its time on buyers who are ready to talk, not on sending the same price again.
6. Neutral, feature-based answers. Buyers do ask "which one is best for me?", and the honest answer depends on their family, budget and priorities, which a chatbot only partly knows. So the assistant explains the options by features (if these features matter most, this one suits you; if those attract you more, look at that one) and leaves the personal advice to your agent, who then talks to a buyer who has already compared the options.
7. Inventory sheet set-up and clean-up. The sheet matters more than the AI, so we start there: one row per property, prices and BHK as numbers, one spelling per locality (with the other spellings people type), and a status of Available, On hold or Sold. We also suggest keeping the details buyers ask about once the price is clear, which in our experience are amenities, the exact location, possession and any extra charges. A clean sheet is what keeps the answers right as you add and sell properties.
8. WhatsApp Business Platform set-up. We set up the Meta Business account, the WhatsApp Cloud API connection and the number, and work out with you whether to keep your current WhatsApp number or use a new one. You end up with an assistant on your own business number, not a third-party chat link.
9. Ongoing management. Because we still run the Abhishek Buildwell assistant, we keep seeing how buyers use it, and we stay in touch with you after launch so the assistant keeps up when your inventory or your buyers' questions change. That care after launch is what keeps it useful months later, not only in the first week.
10. Brochures, follow-ups and new-listing messages. We can also build the assistant to send brochures, floor plans and property videos in the chat, to follow up with buyers who went quiet, and to message past enquiries when a new listing or launch matches what they asked for, using Meta-approved message templates where WhatsApp needs them. This can bring back buyers who were interested but got busy, without your team having to remember each one.
Is Meta's Business AI Enough, or Do You Need a Custom Assistant?
Meta's Business AI is a fair start for a small office with a handful of steady listings, since it lives inside the WhatsApp Business app and answers from your profile and catalogue (Meta launched it for small businesses in India on 14 May 2026, according to the Meta Newsroom). A builder or broker whose flats are added, put on hold and sold every week, and who has a sales team waiting for leads, usually needs a custom assistant that reads a live sheet, which is the kind we build and look after.
Meta Business AI (WhatsApp Business app) | Custom WhatsApp property assistant | |
Where answers come from | Your business profile and catalogue | Your live property sheet, searched by code |
Changing inventory | You update the catalogue yourself | Status changes in the sheet show up in the next reply |
Handing over to a person | You step into the chat | The lead goes to your team on WhatsApp or a sheet |
Lead record | Inside the WhatsApp Business app | Every enquiry saved in a leads sheet |
Best for | A small office with a few listings | Builders and brokers with many listings and a sales team |
What Do Buyers Ask a WhatsApp Property Chatbot First?
Real Estate WhatsApp Automation for Delhi NCR Builders and Brokers
We built our WhatsApp property assistant for Abhishek Buildwell, a real estate consultancy working across Vikaspuri, Janakpuri, Karol Bagh and Gurgaon, and we still run it for them today.
The situation. We were already handling their real estate SEO (their website reached the first page of Google), a website with property filtering, listing creatives and Meta ads, and the ads carried a WhatsApp button next to the call option. WhatsApp brought a better response than other lead routes, because buyers could message at the same moment they saw the ad or searched for a property.
The problem. Before the assistant, a person on the team answered every message, so replies often took a long time, even though most buyers opened with the same question, the price.
What we did and what changed. We built the assistant on the WhatsApp Cloud API with Google Sheets behind it, so it matches properties from the inventory sheet, records every enquiry, books site visits into time slots and hands buyers to the team. Once buyers got quick answers, they started asking more follow-up questions and wanting more detail to make up their minds, which is exactly the conversation a salesperson wants to walk into.
What it showed us is that the assistant does its best work when the search, the website and the ads around it are already bringing buyers into the chat, which is why we look at the whole path with you and not only the bot.
Can a WhatsApp chatbot tell buyers the property price?
What Happens When a WhatsApp Property Enquiry Waits?
Often the buyer moves on. Someone who sends "rate kya hai?" to three brokers will naturally keep talking to whoever answers first with a real answer, and since some offices already reply on WhatsApp quickly, a reply the next morning can reach a buyer who has already shortlisted elsewhere.
A quick, accurate reply works the other way round. In the assistant we run, buyers who get the price and options straight away keep asking about the next thing, such as the location or the visit, and the conversation moves towards a site visit while they are still keen.
One practical point we plan around with you: since 1 October 2026, Meta charges per message for service replies on the WhatsApp Business Platform after 1,000 free service messages per number each month (Meta's pricing documentation), so it makes sense for one complete reply to do the work of three short ones and for the buyer to reach your team as soon as they are ready.

What Else Can PageJi Connect to Your WhatsApp Assistant?
The assistant answers buyers well, but something still has to bring them into the chat and give them a reason to ask, and that is the rest of the real estate work we do. We plan and run Meta property ads with a WhatsApp button, using AI to plan the campaigns, so a buyer who taps it lands in a chat where the assistant replies. We work on local SEO and on showing up in Google's AI answers, so buyers searching for your localities find your name, and we build property websites where they can filter listings by budget, BHK and area. We also make listing creatives, Hinglish video scripts and AI property videos that your team can share with buyers in the same chat. You can start with just the assistant, or let one team look after the whole path from the first ad to the site visit, which usually means fewer gaps where a lead gets lost between people.

What Do Your Buyers Ask on WhatsApp Before They Visit?
If you tell us how enquiries reach you today, how your inventory is kept and who on your team handles site visits, on a call or in a WhatsApp message, we can plan a WhatsApp property assistant that answers from your own listings, books visits and hands every serious buyer to the right person.
