Social Media Marketing for Real Estate in Delhi NCR

Instagram and Facebook plans for builders and brokers

Open a few builder pages on Instagram in Delhi NCR and you often see the same feed: festival greetings, a tower render and "Call for price". The buyer scrolling in Janakpuri wants the possession date, the exact location and any extra charges, and the page does not say.

Social media marketing for real estate means a plan for each project and locality that answers those questions in posts, carousels, reels and AI property videos, puts ad money only behind the posts that already work, and brings interested buyers to WhatsApp or a call quickly. PageJi plans the calendar, writes the captions and Hinglish scripts, designs the creatives, makes the reels and AI videos, runs the Meta ads if you want us to, and points every post to your sales team. It is the property version of our social media marketing services. If you have a live project, you can call or WhatsApp us on +91-8368074931 to talk about its plan.

Property Posts Buyers Save and Send: What a Builder's Instagram Should Show

A builder's Instagram should answer the questions buyers ask after the price, show the real project and the real locality, and be worth sending to a spouse or parents, because a home is a family decision. Here is what we plan into a project's month, and why.

Carousels on the four questions after the price. Once buyers know the price, the next four questions we hear in our property work are about amenities, the exact location, the possession date and hidden extra charges. A carousel for each, using only your approved plan and price sheet, means the buyer who messages you already knows the basics, so the sales call starts further along.

Locality reels a family sends to each other. For a builder, our AI property videos have shown the floor and the route to nearby roads. For your project, a locality reel can follow the route from the site to the metro or main road, and past the nearby schools and markets, the way a buyer would travel, because reels like this get forwarded in family groups, where the decision is really made.

Hinglish scripts that sound like the site office. Delhi buyers talk in Hinglish, and we already write Hinglish video scripts for our property work. For your project, our approach is one clear fact per reel and a question the family will discuss, so it sounds like your team explaining the flat, not an ad.

Construction progress and possession updates. An idea for your project rather than past work: one progress post per tower each month, with the date and real site photos, answers "is it on time?" before the buyer asks and gives the project a reason to post that is not a greeting.

RERA number and portal on the image and in the caption. Section 11(2) of the RERA Act, 2016 asks for the RERA website address and registration number in every advertisement, and UP RERA's directions to promoters (letter 2387/UPRERA/2023-24, reported by LiveLaw on 9 March 2024) say that on platforms such as Facebook, Instagram, YouTube and LinkedIn the registration number and portal must appear in both the creative and the content, readable and never hidden by colours. That is a direct rule for Noida and Greater Noida projects, and we follow it as the safe standard in Delhi and Gurgaon. On your posts, we put the number in the image itself, because a caption gets cut behind "more" and a forwarded reel often travels without it. This is how the rules read as of November 2026; check your state RERA's current directions too.

Broker posts only for registered projects, with your own agent details. The same UP RERA directions say promotion and booking should go only through registered agents. When a broker or creator is paid or it is a collaboration, ASCI's influencer guidelines (press release of 27 May 2021, applying from 14 June 2021, still in force as of November 2026) ask for an upfront label such as "Ad", "Collaboration" or "Partnership", not one buried in hashtags. If the label sits on the video itself, which suits reels that get forwarded without their caption, ASCI's FAQ asks it to stay on screen for at least 3 seconds on a video of up to 15 seconds, and for a third of the video on one of 15 seconds to 2 minutes.

AI property videos that stay true to the real project. For a builder, we have made AI property videos of 30 seconds to a minute, like a short film with a hook, showing the finished project, the locality, floor scenes and the route to nearby roads, mixed with real footage. On a new project, every amenity shown in an AI scene is checked against your approved plan before it goes out, because showing what is not in the project is the costly mistake: Haryana RERA's Gurugram bench penalised a promoter whose newspaper ad showed a club and facilities that were not part of the project (ThePrint, 23 April 2024). When Should a Builder Put Ad Money Behind a Post?

Keep posting every week, but pay to push only the posts that already answer a buyer's question well, such as a launch, a new tower, a ready-to-move unit or a locality reel people are sending, and send ad clicks to WhatsApp or a call rather than to a homepage. Paying behind a greeting post buys views, not buyers.

Three things are often mixed up in one quote. Making the posts, reels and AI videos is one job, managing the Meta campaign is another, and the ad budget paid to Meta is a third. You choose whether PageJi runs the campaign and who keeps the ad account.

Whichever option you pick, the reply after the click matters as much as the ad, because a buyer who waits usually goes back to scrolling. These ad formats are as Meta offers them in November 2026, and Meta changes them often. Our Google and Meta ads management page covers the campaign side in more detail.

How Often Should a Builder or Broker Post on Social Media?

A steady weekly rhythm for each live project matters more than a burst of posts at launch followed by silence, because a buyer may see your page many times before visiting, and a page that goes quiet looks like a project that has stalled. We set the rhythm with you from three things: how many live projects you have, how often there is real news such as construction progress, new units or possession, and how quickly your team can reply to the messages posts bring in. Posting more than your team can answer usually helps nobody.

Property Posts and Ads We Have Already Made, and What They Taught Us

For Abhishek Buildwell, a real estate client working in Vikaspuri, Janakpuri, Karol Bagh and Gurgaon, we make listing creatives and Hinglish video scripts, and we ran its Meta ads with a WhatsApp button. Buyers could tap WhatsApp or call, and WhatsApp worked better than other routes because the conversation started the moment they saw the ad, even though property clicks were costly at the time. We also manage its WhatsApp assistant, which answers buyers from a Google Sheet of listings, shares the website link, books site visit slots with a confirmation, hands the buyer over to the team and saves every enquiry in a Google Sheet, so the team can see every buyer who wrote in. Once replies came quickly, buyers asked more follow-up questions. The lesson for social media: a post or an ad is only as good as the reply after it, which is why our WhatsApp chatbot for real estate page sits next to this one.

For PageJi itself, we run our own content system: it researches topics, writes and fact-checks each carousel, a person approves it, and it then posts automatically to Instagram, Facebook and Google Business Profile. Running it every week is how we know what a steady calendar asks of a team.

Separately, for a builder, we made AI property videos that the builder used on Instagram and WhatsApp and to show the project to buyers, and some were run as ads with a WhatsApp button. One video's mascot kept its eyes wide open with no expression, and a scene once showed three hands instead of two; clearer instructions and reference images fixed both, which is why every AI scene is reviewed before it is used.

We have no follower or reach numbers to share for a property client, so this page shows the work instead. Our blog on real estate lead generation in Delhi NCR follows the path from ad to site visit.

Does social media marketing work for real estate in India?

It can, when the posts answer real buyer questions about a registered project, such as possession, location and extra charges, and interested buyers reach the sales team quickly on WhatsApp or a call. Greetings and render posts on their own rarely bring enquiries, because they give a buyer nothing to ask about.

What Changed for Property Posts: Sends, Google Search and AI Labels on Instagram

Three changes decide how a property post gets seen now: Instagram has set out where it stands on AI content, sends carry reels to new people, and public posts can appear in Google search. An ASCI rule on AI ads follows at the end of December 2026, so a builder's posts should answer questions in searchable words and stay original.

AI content: more labels, and a hint that real footage ranks better. The head of Instagram said Instagram does not cut reach just because content is AI-made, while Meta plans more AI labels, wants creators to tag AI posts themselves and is looking for better ways to protect creators whose work is copied (Social Media Today, 19 October 2026). Ten days later he said Instagram probably does not rank AI content as well as non-AI content (Martin Cid Magazine, 29 October 2026). So AI property videos should be original, mixed with real footage where it helps, and labelled where Instagram asks for it.

A rule that starts later: ASCI's AI labelling guidelines. ASCI's guidelines on AI-generated content in ads, reported by medianews4u on 29 September 2026, take effect three months after release, around the end of December 2026, so they are not in force yet. They ask for an AI label where AI-made scenes could mislead a buyer, and they bar presenting non-existent locations as real, which matters for AI scenes of a locality or a tower that is not built yet.

Sends now decide who else sees your reel. Instagram's head has also said the top three ranking signals are watch time, likes and sends, and Social Samosa, reporting this on 23 January 2025, said sends carry more weight for reaching people who do not follow you. So we plan reels a family would forward, and in a monthly review we would look at saves and sends rather than likes.

Public reels can appear in Google search. Since 10 July 2025, public photos, videos, carousels and reels from professional Instagram accounts of people over 18 can show in Google and other search engines, through a setting that is on by default (PPC Land, 9 July 2025). A reel captioned "3 BHK builder floor in Janakpuri, possession March" can now meet the same buyer who types that into Google, so captions and on-screen text use the locality and property words buyers search. On the search side, Abhishek Buildwell has been named in Google's AI answers for searches like "builder floor in Janakpuri" and "builder floor in Vikaspuri". Our real estate SEO page covers that work.

This is how Instagram works as of November 2026; platform features change, so they are worth checking again before each month's plan.

Which social media platform is best for real estate in India?

For a Delhi NCR builder, Instagram and Facebook do the finding and WhatsApp does the talking. Reels and carousels reach buyers around the project, one Meta campaign can run on both apps, and a WhatsApp button turns interest into a chat with your sales team. YouTube suits the full walkthrough you send once that chat has started.

A Month of Project Posts at PageJi, From Facts Sheet to Published

Here is how a month would run for your project. 1. You send us the project facts sheet: the RERA number, the approved amenities, the possession date, your price sheet, real photos and site footage, and the WhatsApp or call number your team answers. 2. We plan a monthly calendar by project and locality, and you approve it. 3. We draft captions, carousels and Hinglish scripts with AI, and a person checks every line; you approve every price, RERA detail and possession date. 4. We make the designs, reels and AI videos. 5. We run the final checks: the RERA number and portal readable on a phone screen, every amenity matched against your approved list, AI scenes compared with real photos of the site and the locality, Hinglish read aloud by a person, and every reel watched with the sound off. 6. You approve the final posts, and only then are they scheduled and published on your pages, by us or by your team, as agreed. 7. Every post and ad carries your WhatsApp or call line, so interested buyers reach your sales team directly. 8. At the end of the month, we would look at saves, sends and the enquiries your team tells us about, and plan the next month from what buyers asked.

Real Estate Social Media Marketing Frequently Asked Questions:

How much does social media marketing cost for a real estate project? It depends on the number of projects, how many posts, reels and AI videos you need each month, the languages, the number of ad versions and whether PageJi also manages your Meta campaign. Making the content, managing the campaign and the ad budget paid to Meta are three separate costs, so we price them separately.
best digital marketing website development agency in south delhi
Do you also run the Meta ads, and who owns the ad account? Yes, if you want us to. The ad account can stay in your name with access for us, or you can share it with us and we manage it, whichever you are comfortable with. Either way, the ad budget is paid to Meta, not to us, and making the posts is a separate job from running the campaign.
Does every property post need the RERA number? Yes, if it promotes a project. Section 11(2) of the RERA Act asks for the RERA website address and registration number in every advertisement, and UP RERA's directions say that on social media both must appear in the creative and the caption. This is as of November 2026; check your state RERA's current directions.
Do AI property videos need an AI label on Instagram? Use the AI label wherever Instagram or Meta asks for it, and keep every scene true to the real project. As of November 2026, Instagram says it does not cut reach just because content is AI-made, though its head has also said AI content probably does not rank as well, and ASCI's AI labelling guidelines start around the end of December 2026.
Can you write property posts and reels in Hinglish? Yes. We write Hinglish video scripts for our property work, because that is how most Delhi NCR buyers talk, and the captions and on-screen text can follow the same tone. For your project, a person on our team would read each Hinglish script aloud before it goes out, so it sounds natural and not like a translation.

Which Question Do Buyers Ask Most in Your Comments?

That question is usually where next month's posts should start. If you tell us about your project, its locality and what buyers keep asking, we can plan its social media month with you. Call or WhatsApp us on +91-8368074931, or email info@pageji.in, to discuss your project's social media plan.
